Cyprus-Based – D-MEP Projects in Cyprus

Position Overview

DOUMMAR MEP Contractors (D-MEP) is recruiting a BMS Engineer to own the building management system scope on several projects in Cyprus, starting with a signed BMS package on a major infrastructure project currently in hand. The BMS Engineer will be the technical lead for the entire BMS package, from system architecture and controller programming through panel design, integration, testing, commissioning and handover.

D-MEP self-performs all of its works through its own in-house teams, including BMS. The BMS Engineer programs the controllers, builds the supervisory graphics, integrates third-party devices and commissions the system personally, supported by D-MEP's electrical site teams for panels, containment and cabling. The current package is built on the Johnson Controls Metasys / Facility Explorer platform, with BACnet, Modbus and M-Bus integration of chilled-water plant, energy meters and third-party equipment, and must integrate into an existing live Metasys installation.

The BMS Engineer reports to the Group COO, works with the Project Managers and Mechanical and Electrical Lead Engineers of the projects served, and is accountable for the technical quality, progress, cost and successful commissioning of the BMS package.

Starting compensation: EUR 50,000 gross annually.

Working Conditions and Benefits Provided by D-MEP

• Full-time contract, based in Cyprus, between D-MEP's Nicosia head office and project sites in Cyprus
• Candidates must already hold the legal right to live and work in Cyprus. Nationality is not a factor; residency status is. D-MEP will not sponsor a work permit for this role.
• Travel costs covered for site assignments in Cyprus
• 21 calendar days of annual leave

Key Responsibilities

Package Leadership

• Lead the BMS package on each assigned project, from award to handover, and plan it against the project programme
• Direct the site technicians and electricians assigned to BMS panel installation, field device installation and cabling
• Report package progress, risks and resource needs to the Project Manager
• Enforce electrical safety and permit-to-work procedures on BMS works, including works on live existing systems

Engineering, Submittals and Design Coordination

• Prepare the BMS system architecture, points lists, I/O schedules, control panel drawings, control schematics and sequences of operation, and take them through consultant approval
• Prepare BMS technical submittals, material submittals, method statements and technical queries through to approval
• Draft and verify BMS BOQs and quantity take-offs for controllers, field devices, panels and cabling
• Coordinate interfaces with the Mechanical Lead Engineer (chillers, pumps, AHUs, FCUs, valves and plant control sequences) and the Electrical Lead Engineer (power supplies to panels, containment routes, generator and switchgear monitoring, lighting control and fire alarm interfaces)

Programming, Integration and Panels

• Program and configure supervisory controllers, network engines and field controllers, and build the supervisory graphics, alarms, trends and schedules
• Integrate third-party equipment and meters over BACnet (IP and MS/TP), Modbus (TCP and RTU) and M-Bus, including meter gateways and energy metering
• Design the control panels, specify their components and supervise their construction and factory testing
• Extend and migrate existing BMS installations on live sites without disrupting their operation

Procurement and Materials

• Prepare procurement specifications for controllers, licences, field devices, sensors, actuators, valves, meters, gateways and panel components
• Evaluate vendors and technical offers, recommend suppliers to the Project Manager for approval, and obtain material approvals
• Plan orders around licence lead times, long-lead field devices and international shipping lead times

Measurement, Cost and Cash Flow Support

• Measure completed BMS works accurately every month to support payment applications
• Identify changes that constitute variations, and prepare their technical substantiation and quantities
• Track package cost and productivity, and flag deviations to the Project Manager early
• Give the Project Manager monthly forecasts of the package's material, licence and manpower needs as inputs to the project cash flow forecast

Testing, Commissioning and Handover

• Plan and lead point-to-point testing, loop checks, functional testing of control sequences and integrated systems testing with the consultant
• Commission the BMS alongside the mechanical and electrical commissioning of the plant it controls
• Train the client's operators, and deliver as-built drawings, points lists, programme backups, licences and operation and maintenance manuals for handover
• Provide warranty-period support and close out snags to the client's acceptance

Requirements

Must-Have

• Bachelor's degree in Electrical, Mechanical, Mechatronics or Control Engineering
• Minimum 7 years of hands-on BMS experience with a BMS manufacturer, system integrator or MEP contractor. You must have programmed and commissioned systems yourself, not only designed or supervised them. Design-office-only or client-side-only experience will not be considered.
• Hands-on programming and commissioning experience on Johnson Controls Metasys and/or Facility Explorer: field controllers, network engines, supervisory servers and their engineering tools
• Proven integration of third-party devices and meters over BACnet, Modbus and M-Bus
• Experience commissioning control sequences for chilled-water plant and air-side HVAC systems
• Experience designing BMS control panels and reading electrical and control drawings, with proficiency in AutoCAD
• Legal right to live and work in Cyprus at the time of application

Preferred

• Hands-on experience on other platforms: Siemens Desigo, Schneider EcoStruxure, Honeywell, Distech, Trend or similar
• Experience extending or migrating a live BMS installation
• Experience on airports, hospitals, data centres or other critical facilities
• Experience with KNX or DALI lighting control, and with fire alarm and generator monitoring interfaces
• Manufacturer certification on Johnson Controls or another major platform
• Knowledge of energy management, metering and reporting

Language

Professional fluency in English is required. Greek or French is an advantage.
